Commercial Roof Preventive Maintenance Program
Commercial Roof Preventive Maintenance Program covers the inspection-and-upkeep scope that a service agreement puts on a fixed annual schedule.

A roof service agreement turns the roof into one recurring line item: two scheduled rooftop visits a year, drains cleared before hurricane season, and a photo report after every visit.

If you manage a commercial property, the roof is rarely the biggest thing on your list — until it leaks over a tenant space. A service agreement makes the roof somebody else’s job to watch, on a schedule, at a price you already budgeted.
Facility and property managers in West Palm Beach already juggle HVAC contracts, elevator service, fire inspections, landscaping, and a tenant roster that calls about all of it. The roof is usually the one system with no standing contract — it gets attention only when water shows up in a ceiling tile. Our roof service agreement fixes that. The visits go on the calendar at the start of the year, the annual price is flat and known, and when anything roof-related comes up you forward it to a crew that has already walked the roof and keeps its history on file.
That last part matters more than it sounds. When a tenant reports a drip, a contractor who has never seen the building spends the first hour of the service call finding their way around. Our crews arrive knowing where the drains are, which curbs were re-caulked last visit, and what the membrane looked like six months ago. Diagnosis is faster, and so is the fix.
The agreement puts a crew on your roof twice a year. The early-summer visit lands before hurricane season ramps up: every drain and scupper gets opened, loose debris comes off the roof, edge metal and flashings are checked against uplift, and anything that could become a blockage or a projectile in high wind is dealt with. The second visit follows the wet season, when we document what months of afternoon thunderstorms and salt air did to seams, sealants, and penetrations — and correct it while it is still small-repair scope.
Small repairs happen during the visit, not on a second trip. Membrane splits, blisters, open laps, lifted flashing terminations, re-caulking around rooftop units — the crew carries the materials to handle them on the spot. Within two business days you receive a photo report showing what was found, what was corrected, and what should be scheduled before the next visit.
Beyond the rooftop work, agreement holders get the paperwork side handled. The visit reports satisfy the documented-maintenance requirements written into manufacturer warranties, so a claim never dies over missing records. They slot straight into owner reporting and capital planning — you can show ownership the actual condition of the roof instead of guessing at it. And if something fails between visits, agreement buildings go to the front of the dispatch queue, which matters most in the weeks after a storm when every roofing crew in Palm Beach County is booked solid.
As a flat annual price set after one initial roof walk, with no charge for the walk itself. Most managers run it as a single recurring line item; we can split invoicing to match a CAM reconciliation or operating-budget cycle if that is how your books work.
Almost never. The work happens on the roof, and interior access is rarely needed. We coordinate arrival, parking, and roof access with your office in advance, and visits at retail or restaurant properties can be timed outside business hours.
Usually, yes. Every agreement starts with a baseline condition walk. If the roof needs catch-up repairs first, we quote them separately and fold the roof into the normal schedule once they are done. If it honestly belongs in a repair-versus-replace conversation instead, we tell you that.
Call the same number and reference the agreement. Your building moves ahead of non-agreement work in the dispatch queue, and the responding crew pulls your roof file before rolling, so they show up already oriented to the membrane, the access, and whatever the last report flagged.

Roof Drains and Scuppers keeps water moving off the roof — a blanked drain is the fastest route to ponding over a fatigued seam.
